Our Design Services division will look at your needs and requirements to provide a customized plan. Hawthorn Design Partnership (HDP) offer the appropriate level of support, professional leadership and coordination during the design and construction process. We welcome the chance to meet with potential clients to introduce HDP in Person.
Introduction consultation
Our initial consultation is usually conducted on-site to understand your project brief and requirements, enabling us to advise and assist you, and also gives us a greater understanding of the project, site location and surrounding environment.
There is usually no fee associated with this initial consultation. We would then expect to submit our proposal for architectural services.
If the client then chooses HDP as their preferred architect, we could establish the terms of an agreement for our appointment, including the scope of service, fee and programme.
Feasibility and site appraisal
At this stage, we will assist the client in identifying your key project objectives and defining ‘the project brief.
We would review the available site information and advise on any additional information required, i.e. measured building and site survey information. We will study the site and consider the conditions and opportunities pertinent to the project.
HDP will provide an outline to advise on possible development constraints informed by regulations, the site and the surrounding context.
We will prepare initial feasibility studies and assess options to enable the client to decide how to proceed.
Once we have established a better understanding of the aspirations and context for the project, we will advise you on any additional consultants and specialists that may be required. i.e. an engineer, a quantity surveyor.
At this point, a programme for the project will be agreed, with you or your representative.
Outline and concept design
In response to the site conditions and requirements, we intend to explore options and prepare an outline design. We shall prepare and collate information, which could include sketch plans, sections and elevations.
HDP can arrange a Pre-application consultation with the local planning authority.
We will also coordinate the design with you and other vital specialists and consultants, i.e. engineer, quantity surveyor (as required).
Developed design and planning
At this stage, we will develop the design in detail. HDP intends to prepare CAD or hand-drawn material at this stage, including location plans, block plans, building plans, sections and elevations, and supporting Design and Access statement where required.
During this time, we will coordinate the design with you and other vital specialists and consultants, i.e. engineer, quantity surveyor, planning consultant (as required).
On your approval of the design, we will prepare and submit a planning application on your behalf.
HDP can assist clients in preparing applications for Outline Planning, Full Planning, Discharge of Reserved Matters/Conditions. We can also submit applications within a Conservation Area or where a Listed Building Consent is required.

Detail design and building regulations
Once the planning approval is achieved and planning conditions discharged, we will develop the detailed design and address the building control legislation. The development control approval can be done by Notice (if a building contractor is engaged) or Plans check to illustrate the details comply with the Building Regulations.
This information is coordinated with the other specialist consultants to prepare and submit Building Regulations Submission.
HDP can incorporate the information prepared at this stage within a Party Wall Agreement where applicable.
Depending upon the project’s complexity, some clients may choose to tender for the construction works at this stage, based on outline details and the working drawings arranged to follow on.
In more complex projects, and where a more assured control on costs and quality is required, we recommend that additional technical information be prepared to inform the construction stage.
Technical design and construction information
HDP can prepare the additional construction details for the Principal Contractor over and above the building regulations details and check sub-contractor design packages, to ensure they coordinate with the main design details and drawings.
We will liaise with you and specialist consultants (as required) to prepare coordinated information during this phase. HDP can assist where necessary to identify and schedule interior fixtures, fittings and finishes.
Managed tender process
HDP can coordinate the tendering process with the coordinated design information prepared on your behalf (if required).
It is essential to be careful when selecting whom you wish to carry out your work. We will welcome a selection of qualified contractors to quote for the building works, liaise with them during the tender period and prepare a report for your consideration.
At this stage, contracts are scheduled between you and your preferred building contractor.

Construction and site work
HDP can assist in the construction and site works stage as required.
Once there is an agreement between the client and the preferred building contractor, we are happy to assist throughout the construction and site works phase (as required).
We can provide a range of ‘contract administration’ services. The service includes dealing with the contractor on your behalf, attending site meetings, monitoring progress and quality, certifying payments as agreed, and seeing the project through to successful completion.
We can also help you decide which level of service would be suitable for your project and budget.
